Approval of Ownership and/or Residency

The Isles of Tamarac is a deed restricted, age 55+ community. To reside here the primary homeowner, or tenant, is required to be at least 55 years of age and no person below the age of eighteen (18) is permitted to be a permanent resident.

Buyers

Buyers who are purchasing a home in The Isles of Tamarac must have the Primary resident’s name appear on the purchase contract and on the subsequent warranty deed. A copy of the warranty deed is to be presented to the Isles HOA upon closing.

Family Members

Family members who inherit a property in the Isles of Tamarac may reside in the home if they meet the age requirements. In all cases, new owners must be screened by the HOA.

Investors

Investors may purchase a home in the community or acquire one through foreclosure or auction.

However, investors should be certain that their title company reaches out to the HOA via the estoppel process prior to taking possession. Investors then must go through the screening process, like any other owner, and pay the corresponding fees. Investors may then sell the home but may not rent the home until they have owned it for at least 2 years.

Tenants

Tenants may be permitted by the HOA after a property has been owned for 2 years. Only annual leases will be considered. All tenants must undergo the same screening process as potential homeowners.

Children

Children under 18 are permitted, and welcome, but they may not be permanent residents.

NOTE: The Isles of Tamarac is a very desirable community with a very affordable HOA fee. As such, the HOA receives many requests to waive the 55+ age requirement. To be fair to all applicants, including those whose requests have been previously denied, no waivers can, or will, be granted.

Dues and Fees

Estoppel Procedures

  • Estoppel Fee $250.
  • Expedited Estoppel Fee: an additional $100.
  • All Fees to be made payable to: Isles of Tamarac.
  • Cashier’s Checks/Money Orders/ Title Company Checks only.

 

Estoppel requests will be processed within 10 working days after the complete package is received. It should include:

  • Completed Buyer Application
  • Copy of Drivers Licenses or photo ID for all proposed residents
  • Fully Executed Contract
  • Check or Money order for estoppel fee as per the above

 

The HOA office hours are from 8am to 12 noon Monday & Tuesday and Thursday & Friday. The office is closed on Wednesdays.

Fees may be mailed to the HOA address below or hand delivered. There is a lock-box on the front of the building for deliveries made after hours.
